1. What will you do to prepare my apartment before I move in?
Your unit is brand new so we will do a touch up cleaning the day before you move in.
2. Do I have to be present for a service technician to perform work?
No.
3. Do you have on-site maintenance?
Yes, with 24 hours maintenance call phone.
4. An item in my unit needs repair. How do I get help?
Call the office to put in a maintenance request or submit an order on our website at www.arborclubannarbor.com
5. What happens if I am locked out?
During office hours you may come to the office to request a key. After hours, you can call the on call phone with a $25.00 charge.

24 hour Maintenance, 24 Fitness room, Swimming Pool , and Clubroom.
3. During which time periods are the pools and decks available for use?
10 - 9 daily.

Yes - no aggressive breeds.
5. What appliances are standard?
Washer, dryer, fridge, dishwasher and stove.
6. Do you offer furnished apartments?
No.

Yes, with a 30 day written notice and a 2 month buy out fee.
6. How do I set up my utilities?
We will give you a contact number for DTE to set up the gas and electric.
7. Which utilities are included in my rent?
None.

4. Is there any specific advice you can give to a first-time renter?

5. How can I check availability for furnished apartments?
We do not offer furnished apartments but can refer you to Cort Furniture to rent/buy from.
6. Does it cost anything to take a tour?
No.
7. Do I have to make an appointment or do you accept walk-ins?
Walk-ins welcome.
8. Does this community offer a bonus if I was referred by one of my friends?
Only if a current resident.
9. Can I get a price reduction if I sign a longer lease or pay for rent a year in advance?
No.
10. What is the renters’ insurance policy?
$100,000.00 in Personal Liability
11. How accessible is the management at the local office?
10-6 Monday through Friday.
12. Where specifically in the apartment community is the apartment located?
We would be able to give you a tour of the unit that is available in the community.
13. What will you do to prepare my apartment before I move in?
Fresh paint, apartment cleaning, updates depending on the unit.
14. What is the condition of the unit?
Brand new!
15. What’s the noise level like?
Very quiet!
16. What’s the parking situation?
Open parking.
17. Where are the and dryer/hookups?
Full size washer and dryer included off of the kitchen area.
18. Where do residents shop?
Downtown Ann Arbor.
19. Am I allowed to decorate the apartment without penalty?
Yes, as long as there are no major damages.
20. How are maintenance issues handled?
Within 24 to 48 hours.
21. Are there any monthly fees?
Trash - $10.00 Water - Based on the size of the unit.
22. What are the policies about guests and listing on Airbnb?
We do allow you to have guest but if they stay more than 10 days they must be added to the lease. We do not allow Airbnb.
23. Are pets allowed? If so, is there a fee?
Yes, no aggressive breeds. $50.00 monthly fees. $300.00 one time fee at the time of move in.
24. Are there building quiet hours or fees for using communal spaces?
No.
25. Which roommates will be held responsible if we don’t make rent?
The leaseholder.
26. Are utilities included? If so, which ones?
None included in rental amount.
27. What happens when there’s a maintenance problem in the apartment?

28. What would it take to break the lease?
30 day written notice plus a 2 month buy out fee.
29. How much will I pay in up-front costs when I sign the lease?
Pro rated amount based on the day of move in plus a $120.00 administration fee.

Yes.
4. If I transfer from one apartment community to another, will my security deposit transfer to the new community or do I need to pay another security deposit to the new community?
The security deposit does not transfer from one community to the next. Only for a unit transfer on site.
5. Will I be allowed to sublet my apartment?
No.
